✓ AUDIT | A complete audit of your properties will determine the overall conceptualisation framework of your vacation rentals. A comprehensive 300 points checklist will acknowledge several elements ranging from the sound insulation, kitchen equipment, WIFI, and the type of sleeping accommodations. At this stage and pending the layout of your properties, each one of them should be categorised. Additionally, an external audit, analysing elements such as location, neighbourhood, attraction, cultural events, and local specialities just to name a few | ||
✓ USP's | The vacation rental market is vast and to survive in a business where travellers are overwhelmed by choices, we imperatively need to identify unique differentiators. Our UPS’S (unique selling points) serves to set us apart from our competition. The strength and relatability of your USP’s can make or break your business, so it’s crucial we leverage its power and make it one of the main pillars of our overall strategy | ||
✓ SEGMENTATION | At this stage SBJ Consulting will initiate our market segmentation, a way of grouping our guests into several segments based on a set of shared characteristics. According to our audit and according to each unit’s category, SBJ Consulting will create descriptive texts with relevant keywords. These texts will assist us to finetune our SEO (Search Engine Optimization) be it from our own website or those published on our online partners websites, such as: Airbnb, VRBO, Booking, Agoda... | ||
✓ RATE STRATEGY | At this stage SBJ Consulting will create a 365-day forecast, establishing a rate for each one of our vacation rental categories we may have. Each rate will consider several elements such as: month, day of the week, bank holidays, regional or local events, etcetera. | ||
✓ CHANNEL MANAGER / WEBSITE | The channel manager is effectively our “vehicle” that we “drive” to manage our vacation rentals. Once all elements have been uploaded, we’ll be able to instantly control our daily rate, availability, minimum stay, create our digital Guest Guide, etcetera. The channel manager in turn will be configured to synchronise and distribute all critical data not only to our own website but also to our online distribution partners we are registered to, such as Booking.com, Airbnb, VRBO, etc. | *1 | third party service providor |

✓ RESERVATION PROCESS | The entire reservation process from beginning to end will be handled by SBJ Consulting. Only if and when all formalities are met, will a reservation be considered confirmed, and passed over on to you. | ||
✓ DAMAGE DEPOSIT | Optional: If so desired, each reservation may be subject to a damage deposit. Swikly a highly secured application assist’s us in requesting a credit card pre-authorisation for a certain pre-set amount. ✓ DIGITAL MARKETING | For the duration of our agreement, SBJ Consulting will manage your digital online marketing as to drive inbound leads and attract a large customer base. Search Engine Optimization (SEO) — SEO is the practice of improving ranking within major search engines to increase online traffic. Search Engine Marketing (SEM) — SEM leverages paid online advertising to increase website visibility within search engines. SEM is often used in conjunction with SEO. Pay-Per-Click (PPC) — PPC is an online method for advertising where a business only pays for its ads when a person clicks on them. | ||
✓ REVIEW MANAGEMENT | Reviews are perhaps the most important information our travellers consult, when booking an accommodation. SBJ Consulting will manage our online traveller’s reviews in real time. | ||
✓ INVOICING | Stripe is an online payment provider handling credit card and plenty more payment application. As vacation rental owner you will be appointed as administrator of your Stripe account. Your Stripe account is linked directly to your bank account. Our channel manager and Stripe will be linked so that you may accept or request payments for reservation, supplements or reimbursements initiated from our own webpage.
Reservation from our OTA’s are not linked with Stripe as these payments are directly linked to your bank account.
Besides assisting you setting up you’re Stripe account, SBJ Consulting has no way of interfering in any of the financial transaction that may occur during the reservation process. | *3 | third party service providor |
HAND OVER
Only if and when a reservation has completed all formalities, will SBJ forward you your reservation in the form of a summary mail including all relevant information: day in/out, check-in time, n° adults/children, special requests, etc.
From this moment onwards, you will be asked to take over communication with the traveller from check-in till check-out
